Master Plan Update information

The Planning Director's primary task is to provide professional staff support to the Planning Board. In addition, the Planning Director assists the public and other boards and town departments, and provides direct staff support to other committees, such as the Fair Housing and Capital Improvements Committees. The Planning Director also serves as the Town's Fair Housing Director, Civil Rights Coordinator and Americans with Disabilities Act Coordinator.

Departmental staff services include review of subdivision plans, special permit applications, and most other development proposals. Planning Department staff also prepare amendments and revision to the Town's Subdivision Regulations and Zoning By-Law and provides assistance to Town departments in grant application preparation.

In conjunction with the Public Works Director and Town Engineer, the Planning Department oversees the inspection and construction of unaccepted subdivision street, sidewalks, drainage systems, and other required improvements. Construction cost estimates are reviewed and appropriate surety is set to cover the cost of completing construction should a developer default.

The Planning Board meets Wednesdays as posted at 7:30pm in the Town Hall. Public hearings are held to receive comment on amendments to the zoning by-law, subdivision regulations, and development proposals. Public hearings are also held by the Planning Board under Chapter 20 of the Mansfield General By-Laws for any alterations within the right of way to Scenic Roads voted by Town Meeting, including removal of or alterations to stone walls within the right of way on these roads. In addition the Planning Board reviews and makes recommendations on all projects requiring site plan approval, as well as all applications to the Zoning Board of Appeals for variances, findings, and special permits.
